Happy Thanksgiving!
As we approach the beginning of the Holiday Season I want to take a moment to say a great big THANK YOU to all of our great sales associates, managers and awesome support staff.

You all ROCK!
I want to thank you all for embracing all the things that help us to bring a unique and effective way of getting our sellers homes sold quickly. I want to thank you for the superior service you bring to both buyers and sellers. I especially want to say thank you for being part of our team. You are the company!!!

As we charge toward the end of the year be sure to take advantage of the fact that the competition is about to go to sleep and will not wake up until after the first of the year. With your great energy, professionalism and work ethic you will own the market!

GUIDE TO GETTING THE MOST OUT OF THE TIMES UNION OPEN HOUSE ADS
There are a few things that you can do to make your open house ad more effective. Also, there are a few things we can do to keep the look of our ads as uniform as possible.

  1. Please list your DID phone number when submitting your ad.
  2. Please list the bedrooms and bathrooms with your property description.
  3. Please list the bedrooms and baths in the following format: 3BR 2.5BA
  4. Please use every method to keep your descriptions as brief as possible, while still conveying the most important and compelling aspects of the property. If the description is too long, the marketing department will have to choose what to remove.

City/Town Display in Times Union Open House Ads
Some content of the ads is drawn directly from the CRMLS listing. These things are, the price, the address (town/city), and the MLS number. Due to the way the Times Union process the ads, we are not able to leave out or alter these items. We are sorry if this causes any inconvenience.

The city/town that the Times Union puts in the ad will always match the city/town listed in the CRMLS under: City/Town (tax entity).

I am in contact with the Times Union about providing us with some way to enter a city/town of our choosing, however, there has been no progress, so far.

My recommendation is for you to point out the more desirable town or area in the agent comments.

One of the great things about this new ad format is that it offers you The option of adding a photo to your open house ad. It also allows you to display a large amount of content.

If you would like your ad to display a photo or additional content (agent comments), please let the Marketing Department know on the Monday before you would like the ad to run. Content will be required by the end of the day on the Monday before the ad is to run. Coldwell Banker Prime Properties will cover the first $50 of the cost of the ad. You will need to provide payment to your AA for the balance of the cost of the ad. The cost will vary depending on the amount of lines of content. We estimate that a typical open house ad with a photo will cost around $120. You would need to cover the difference in cost of $70.

YOU AND YOUR AA WOULD BE CONTACTED THAT MONDAY OR TUESDAY WITH THE EXACT COST OF THE AD.

"WHO DO YOU CHEER FOR?"
There's a story I came across of a young man who attended a soccer game. He was cheering for both teams and enjoying the game immensely. Naturally, people around him were confused and wondered why this young man was supporting both teams. When the game ended, someone approached him and asked why he was supporting both teams. He answered, "I don't like to lose. I cheer on both teams so each team, and everyone around me, can have a good time during the game".

This story has an easy application for us as real estate agents. It can be easy to forget that we ourselves are on the same team at CBPP. While we're focused on accomplishing our own goals our focus can become narrow when we forget there is more than enough business for everyone to experience success and fulfillment. More importantly, the enthusiasm and support you lend to someone else in the office may make an enormous difference to the outcome of their day. A positive comment and word of encouragement can go a long way to help someone through a difficult circumstance or transaction. It's a sure bet that a positive word of encouragement will find its way back to you at the very moment you need it most.

You can be the cause of everything that happens to you, and to some extent what happens around you. While you go about your duties from day to day, be sure to cause something positive to happen in the lives of your colleagues!

It's a vicious cycle - marketing spends time and money generating leads and agents disqualify up to 70% of them. 80% of those discarded leads end up buying in the next 24 months. So will they buy from you or one of your competitors?

Remember, not all internet leads are the same when you get them, but you sure can improve the value and quality of leads by nurturing them along until your prospect is ready to make a decision. Hopefully they decide on you!

Our Clifton Park agent, Michelle Brown, received a lead in June of 2011. She nurtured this lead for over a year.
